    What happens if a leak goes undetected? Well, the effects can be devastating and involve costly water damage repairs especially if the leak is extreme and has been undetected for a period of time. A serious flood can be disastrous to the structure of the property affecting its foundations upon which the property stands.

    What's included in this service?

    Water leaks can present themselves in a number of different ways, supply pipes, central heating systems, drainage and waste pipes or any appliances that uses water. Finding a leak source and fixing it, is one of the most common plumbing problems we are asked to do.

    Water leak repairs are charged ‘by time on site’ and as soon as we are able to pinpoint the cause of the leak our engineer will give you an indication on how long the repair will take.

    How do you charge?

    • Our engineers will always attempt to complete a standard unblock in advance of a machine unblock. You will be charged for either and standard or machine unblocks depending on the works required.

    Water leak repairs

    If the leak cannot be contained and/or it is causing damage to the property (especially if it is penetrating into an electrical fitting) it is classified as an emergency and should be reported as soon as possible.

    In those circumstances you should turn the water off immediately using the stopcock. If the leak is coming from the above or adjacent property, you should try to contact those occupants immediately.

    How to turn off your water supply

    1) Locate and use your internal mains water stop cock. The inside stop valve is often located where the water first enters your property. Generally this is straight to the cold kitchen tap, so the valve is usually found under the kitchen sink.
    2) Alternatively locate and use your external mains water stop cock. Please view our video on this page for help with this.

    Next Steps:

    1) Depending on the source of the leak, isolation the mains water supply to the property may or may not immediately stem the leak.
    2) Try your best to contain the leak using buckets and towels

    Therefore, we need to pay close attention to any signs that indicate a leak is present. You may have noticed a musty damp smell that wasn’t there before. Try and trace it back to the source to begin your investigations.

    If you notice any discolouration to walls, this typically indicates a leak is present and should be investigated immediately. It could be an external leak that has penetrated through to the internal walls?

    Check the external drain pipes, guttering and overflow outlets to see if any wet and slimy deposits exist on the external wall beneath the outlet. Water will tend to accumulate at the lowest point, noticeable by a ‘sagging’ appearance.

    If a ceiling shows signs of sagging or discolouration, then a leak is present which must be located before any structural damage occurs.

    Concealed Leaks

    There is a degree of difficulty attached to a concealed leak as it could be retained within a solid, stud, or tiled wall, or beneath concrete. Once detected some of the fabric of the building will need to be removed to access the leak. Yes, access will be intrusive, messy, costly and time consuming but necessary unfortunately in order to fix the leak.

    Water leak repairs are charged ‘by time on site’ – £47.50 + VAT per half hour with a minimum of 1 hour chargeable.

    Once our engineer has detected the cause of the leak, we will be able to give you an indication of how long the repair will take, and any additional materials that may be required

  • Q: How do I apply a temporary fix?
    A: Water leakage can be both internal or external. Here are some simple tips you can follow to tackle both:

    Preventing Water Leakage (Internal)

    1. Ensure that hose connections are secure on water supply lines to various water-consuming appliances (washing machine/dishwasher/insinkerators etc.).
    2. Make sure the external WC cistern overflow setting does not reach the overflow outlet, it will also save water if you happen to be on a metered system.
    3. Repair the missing or damaged tiles and reseal your sinks, bathtubs, etc.
    4. It’s important to follow maintenance procedures/guidelines to ensure all plumbing equipment is working properly.
    5. Insulate all pipes that are exposed to freezing temperatures it helps prevent burst pipes. ‘Press fit’ connections can become uncoupled due to expansion as the water freezes. The tightness of any ‘push fit’ connection relies on the pressure applied by the installer! We would always (where possible) recommend a soldered joint!

    Preventing Water Leakage (Exterior)

    1. First of all, repair any damaged roofing material. Usually this will require professional help. Serviceteam Ltd tradespeople are always available to complete this type of repair.
    2. Make sure your gutters, pipelines, etc are free of any debris. It will allow free drainage and water flow.
    3. Ensure good insulation and ventilation.

    Q: How do I know if the pipes are leaking?
    A: If there’s leak in your system, there will be a few signs you need to look out for:

    1. High water bills (if metered).
    2. Musty smelling rooms.
    3. Stained walls, ceilings, and floors.
    4. Check you water meter has stopped when you shut off the water, if it continues then a leak is present.
    5. Wet/damp areas will be quite apparent inside (beneath sink/basins/bath/water cisterns etc) and outside your home.

    Q: How much do we charge?
    A: We have a fixed price of £95 + VAT for any sort of water leakage detection and repair. If you live within the Congestion Zone or Ultra Low Emission Zone those charges will apply.

    The serviceteam process

    Choose your preferred method? If not now but certainly in the future you’re likely to have something in your home or premises that needs repairing or replacing? When you do we have various ways we can approach your job;
    • Serviceteam completes so many jobs during a year that we can often provide you with a fixed price for the works without attending
    • Other jobs require am enquiry to be raised, so we can compile a quotation. Any photos provided will help us to assess requirements.
    • If your project is large or complex, we will assign one of our qualified engineers to visit and prepare a detailed quotation.
    • Alternatively, you can select serviceteam’s Pay by Time option, certainly if you have an emergency or a “to do” list made up of one or several minor jobs. When on site our engineer will appraise the works required and give an indication of how long the works are expected to take. If we are unable to complete the works within the first visit due to the need for extra time or materials, then we will provide you with a fixed price quotation for the extended works for consideration and authorisation before proceeding.

    What happens next?
    When booking online the details of your job, including your preferred time slot/s will be sent to our scheduling department where within one working hour, scheduling will assign the appropriately qualified engineer to your job. You will also receive an alert via email confirming your appointment. You can view details of your job and see a photo of the engineer who will be visiting. If we are unable to accommodate your job at the time requested, due to high demands on our resources, we will be in touch with alternative dates.

    Good to know about your deal?
    If our tradesperson assesses your job and believes that the scope of the works need adjusting in terms of time/materials and price, they will seek you approval before the work begins.

    How are tradespeople verified?
    All our tradespeople have the relevant trade specific qualifications, have been rigorously screened and come under serviceteam’s insurance policies.

    How do we charge?
    At the point of booking your service we will log your preferred payment details card number etc. Payment will not be taken from your credit/debit card until the works have been completed, usually within 24 hours. Please note credit card transactions are limited to £150.00. maximum. A copy of your paid invoice and a job-sheet will be emailed to you when payment has been approved. Our dedicated Operations Team, based in London, are on call to discuss any current or future jobs as well as managing your project through to completion. If you prefer to pay with a different card to the one used when booking your appointment, please ask our trades person whilst on site to call the office and update your details.

    How do refunds work?
    You are eligible for a refund if you cancel within 14 days of booking or the job has not been started and is not within the cancellation time frame.

    What if I want to cancel the appointment?
    We understand that priorities and plans change, and you may need to rearrange/cancel your booking. Should this be the case please let us know as soon as possible so we can make the necessary alterations to our work schedules. If we don’t receive enough notice of your cancellation or appointment rescheduling within the terms outlined below, then there is a possibility you will be charged a cancellation fee.

    Cancellation windows
    (1.) A charge of £10.00 (ten pounds) will be payable if the service is cancelled within 24 hours. (2.) If the scheduled appointment is cancelled within 12 hours (or less) a 50% charge of the booking fee will be applied (3.) If the appointment is cancelled when engineer arrives at the property (on the doorstep - photos and times will be provided) and within our texted 3-hour time slot the full booking fee will become payable. None of the above charges are profit items and only contribute to the cost of late cancellation/lost business.

    Do I need to provide parking?
    As you know parking in and around London can be problematic and extremely costly (depending on the area) if a parking space can be reserved for our engineer it would be appreciated and help increase efficiency of the service provided (no feeding meters etc or mobile app updating). The quote we have provided does not include the cost of parking and/or congestion charge which will be added to the final invoice (if applicable). Please inform your personal account manager if any special parking instructions like parking permit/free parking can be provided. For properties on the rim of the congestion zone and it is not possible for our engineer to attend without entering/clipping the charge zone, we may need to add the charge to the final bill ? Please check with your personal account manager in advance of your appointment if you’re not sure?
